What is Sealcoating?

Sealcoating is the process of applying a protective coating to an asphalt surface—such as a driveway, parking lot, or roadway—to help protect it from damage caused by sunlight, water intrusion, oil, and normal wear. Application methods consist of a 2-coat spray, squeegee/spray, or 2-coat squeegee applications, depending on the product. Sealcoating is designed to protect your asphalt from UV rays, which can cause oxidation and cracking. It reduces water penetration, which can weaken the pavement base. Other benefits include:

Your parking lot is often the first thing customers see when they arrive at your property. Long before they enter your building, the appearance of your pavement helps shape their perception of your business. A smooth, freshly maintained asphalt surface reflects pride, professionalism, and attention to detail, while faded markings, cracks, loose aggregate, and potholes can leave a negative impression. Beyond appearance, damaged pavement can also pose safety concerns, increasing the likelihood of trips, falls, and vehicle-related damage for customers, employees, and visitors.

You need to make sure all cars are clear of the area that will be sealcoated and have a tow truck on standby

Our team will:

  • Clean all designated asphalt areas using industrial-grade blowers, brooms, and power sweepers to remove dirt, debris, and loose materials.
  • Treat oil spots and surface contaminants with an oil-spot primer to improve adhesion.
  • Verify that pavement is structurally sound and dry prior to application.

We will:

  • Apply at least two full coats of SealMaster to all designated asphalt surfaces.
  • Ensure uniform coverage and consistent application thickness per manufacturer specifications.
  • Use hand edging tools and brushes around curbs, sidewalks, buildings, and obstructions to provide clean lines and prevent overspray.

Our team will block off coated areas with barricades, cones, and caution tape to prevent traffic until curing is complete. Curing time is recommended 24-48 hours, depending on conditions.

  • Sealcoat can not be applied on wet surfaces
